The Bangalore Development Authority (BDA) stepped up to determine the acreage needed to construct an advanced layout under the same name while the Dr. K Shivarama Karanth Layout development project was still underway.
This is the second-largest layout that BDA is working on. The acquisition of 3837 acres, or 5.25 guntes, of land for this project was the last notice. Nine blocks totaling around 6,305,833 square meters have been constructed, and almost 30,000 plots of different sizes have been created. Of this, 3173 acres and 22.60 guntas of the acquired land have been obtained without any disputes.
Its development has cost about Rs 1800 crore. Although the layout work is still ongoing, it is intended to expand the advanced layout to 18 villages in Yelahanka and Bangalore North taluk, adding over 3000 acres to the advanced layout.
In order to determine the amount of land needed for the plan that Dr. K. Shivarama Karanth had suggested and to compile the data needed to issue the preliminary notice, the BDA, which had issued a notification in this respect on May 5, assembled a team of four land acquisition officials. Finding the land that can be purchased, filling out the account area and other relevant information on the form, and submitting it with the map and RTCs within five days (May 10) was the directive.
The field survey is almost finished, as directed. The authority has been given the landmark, map, account holder information, area, chalk line, and other data, and it has been determined to make a proposal to the government shortly, an official said.
The villages that have been mostly selected for the Shivarama Karantha Layout extension are located within the boundaries of Bangalore North and Yelahanka taluks. Kondashettyhalli, Lingarajasagar, Soladevanahalli, Chikkabanavara, Kempapura, Kasaghattapura, Kumbarahalli, Avalahalli, Mavallipura, JB Kaval, Lingarajpura, Mylappanahalli, Bylakere, Madhugirihalli, Shivakote, Muthugadahalli, Krishnarajapura, and Krishnarajapura are among the 18 villages that are included in total. Soladevanahalli, Chikkabanavara, and JB Kaval are a few of the villages in these designated zones that are along the planned Peripheral Ring Road route.
Thirty percent of the work is still unfinished in some of the nine zones, while eighty-five percent has been finished in others. There are now electric poles. Improvements are being made to the roads, UGD network, water connection, and intersections. It has been mandated that all contractors do this job in three months. Following the completion of the layout work now underway and the site allocation, the layout expansion procedure may have begun. But in this case, the BDA is moving too quickly.
Bengaluru North has undeveloped land. Additionally, the PRR corridor will provide more connection. As a result, there will be a greater need for homes in this region. In this regard, it is also essential that the layout be expanded as quickly as possible. According to BDA sources, “the land requirement may exceed 3000 acres since the layout expansion is also approaching the PRR project.”
