In a major relief to Mumbaikars, residents of 86 stalled Slum Rehabilitation (SRA) projects in the suburbs—where developers failed to pay rent or complete construction—will now be allowed to appoint new developers, as the rights of the existing ones have been terminated.

Mumbai Suburban Guardian Minister Adv. Ashish Shelar visited the SRA office on Monday to review the status of stalled projects across the suburbs. SRA CEO Mahendra Kalyankar and other senior officials were present during the meeting. Minister Shelar brought residents' complaints regarding delayed projects to the attention of the officials and urged immediate resolution. He also reviewed the SRA’s newly implemented Proactive Disclosure System, which officials noted has significantly reduced RTI applications.

Since 2022, developers owed ₹1,382.48 crore in pending rent to residents under SRA schemes across Mumbai. Of this, ₹735.67 crore has been recovered, while ₹646 crore remains pending as of May 2025. Taking stringent action, the SRA has issued legal notices to developers of the 86 defaulting projects for non-payment of rent and project stagnation and has completed the necessary procedures to terminate their rights. This move empowers residents to appoint new developers and restart long-pending projects. Additionally, the SRA has successfully recovered ₹552 crore as advance rent from developers over the past two months—a development for which Minister Shelar praised the agency.

Minister Shelar also directed officials to promptly address residents’ grievances caused by errant developers and take swift steps to ensure the stalled projects are brought back on track. During the visit, he also reviewed the seating arrangements for engineers, staff, and the general public.

Distribution of House Keys

Under the Bandra Smart City project, the government has rehabilitated 104 residents displaced by land acquisition for court infrastructure in Bandra East. On Monday, Mumbai Suburban Guardian Minister Adv. Ashish Shelar handed over keys to 24 of these residents, marking a significant step toward their resettlement.
