The National Highways Authority of India (NHAI) has initiated traffic trials for two tunnels that will link the Dwarka Expressway to the Delhi-Jaipur Expressway. This development is expected to significantly enhance the real estate landscape in the area. The 5.1 km tunnel system is designed to alleviate congestion at the Mahipalpur junction, facilitating smoother travel between Delhi and Gurugram.
Spanning 29 km, the expressway aims to decrease the traffic load on NH-8 by approximately 50-60%. The project includes 23 km of elevated roads and 4 km of tunnels. Its direct connections to Indira Gandhi International Airport, the Southern Peripheral Road, and the India International Convention Centre are already igniting a surge in real estate activity. The tunnel construction is poised to reshape Gurugram’s skyline, attracting both end-users and investors eager to explore new growth opportunities.
According to Mr. Vikas Dua, Director at Chintamanis, "The Dwarka Expressway has evolved from a peripheral area into a key growth corridor. With travel times significantly reduced since its inauguration last March and now with the tunnel openings, demand is on the rise. The Haryana Government's proactive initiatives and infrastructure developments are attracting both developers and investors. We are seeing vigorous activity across the premium and luxury segments, from high-end apartments to ultra-luxury penthouses. This is more than just a road; it represents the future backbone of Gurugram."
Ishaan Singh, Director at AIPL, adds, "The Dwarka-Gurugram Expressway has quickly established itself as a prime area for homebuyers looking for strategic connectivity and long-term investment potential. This stretch stands out due to its accessibility and affordability. While property prices in central Gurugram have soared, premium homes here remain attainable and, importantly, future-proof. The tunnel system has effectively bridged the psychological gap between Delhi and Gurugram, leading to a 20-30% annual increase in property values. Additionally, rental yields are anticipated to rise significantly after the full launch."
Vishal Sabharwal, Head of Sales at Orris Group, notes, "Over the years, the Dwarka Expressway has developed into a comprehensive real estate hub, fostering growth in both residential and commercial sectors. The new tunnel connectivity and enhanced access to the Delhi-Mumbai Expressway will further propel this growth. The region is now appealing to homebuyers, businesses, retailers, and institutional investors alike. With integrated townships, premium housing, and Grade A commercial spaces emerging, we expect this corridor to maintain its status as Gurugram's next urban center."
For residents of the National Capital Region (NCR), this expressway represents more than just a roadway; it symbolizes a commitment to improved living standards. Shorter travel times, new metro connections, and green spaces indicate a more intelligent, interconnected future. With each advancement, the expressway is redefining the relationship between real estate and urban mobility for the next decade.
