Agreement Signed for Redevelopment

The redevelopment initiative for MHADA’s Motilal Nagar 1, 2, and 3 colonies in Goregaon (West) has gained significant traction with the recent signing of an agreement between the Maharashtra Housing and Area Development Authority (MHADA) and the Adani Group. The Adani Group has been designated as the Construction and Development (C&D) agency responsible for executing this redevelopment project.


Ceremony Highlights

The agreement was formalized at MHADA's headquarters, attended by notable figures including Mr. Sanjeev Jaiswal (IAS), the Vice President and CEO of MHADA, and Mr. Pranav Adani, Director of Adani Properties Pvt. Ltd.


Vision for the Project

During the event, a detailed presentation of the project plan was shared with Mr. Jaiswal. He expressed gratitude for the support from Chief Minister Mr. Devendra Fadnavis and Deputy Chief Minister Mr. Eknath Shinde, stating, “This project has been revitalized and is now a tangible reality for the residents of Motilal Nagar. Our goal is to establish this as the premier redevelopment project in India, characterized by transparency, quality, and social responsibility.”


Scope and Impact

Spanning 142 acres, the Motilal Nagar redevelopment is set to be the largest of its kind in India, utilizing the Construction and Development model. A standout feature of this initiative is the provision of free rehabilitation for residents in modern 1,600 sq. ft. apartments. The project will yield 397,100 sq. m. of constructed area for MHADA, significantly enhancing its housing inventory.


Government Support and Legal Framework

MHADA has received governmental endorsement to proceed with the redevelopment through a construction and development agency. The State Government has classified this project as a ‘Special Project,’ and it is being executed under the Mumbai Housing and Area Development Board, following a government resolution. The Bombay High Court has also authorized MHADA to implement the redevelopment using the Construction & Development model, leading to the selection of the Adani Group through a tender process.


Rehabilitation and Infrastructure Plans

The existing Motilal Nagar 1, 2, and 3 areas consist of 3,700 tenements, with rehabilitation planned over an area of approximately 584,100 sq. m. Additionally, non-resident tenants will be allocated 987 sq. m. of commercial space. The completion of the rehabilitation units is anticipated within seven years.


Innovative Urban Design

This redevelopment project is the largest in India and follows the “15-minute city” concept, ensuring that essential services such as offices, public transport, metro stations, parks, entertainment venues, schools, and hospitals are within a 15-minute reach from homes. A central park spanning five acres will be a prominent feature, with a focus on resident rehabilitation and efficient traffic and mobility planning.


Expertise in Master Planning

To develop the master plan, the Adani Group collaborated with international consultants. The architectural design was crafted by Mecanoo, a prestigious firm from the Netherlands, while infrastructure planning was handled by Buro Happold, a consultancy based in London. The residential units in the rehabilitation scheme will also feature solar panels for sustainability.
