Kanpur Most Expected Area: The circle rate in Kanpur has increased by 29.52%. Swaroop Nagar has become more expensive than Hazratganj in Lucknow. Know what percentage rates increase in areas and what will be the effect on the real estate market.

Kanpur circle rate hike: In Kanpur, Uttar Pradesh, there was a huge increase in prices of land on Friday. The Registry Department has increased the circle rate by an average of 29.52%. After this, the Swaroop of the city has become expensive than Hazratganj and Gomti Nagar in the VIP areas of Lucknow. The new rates have been implemented from Saturday.

Swaroop Nagar became the most expensive area

The circle rate of Swaroop Nagar of Kanpur has now increased to Rs 80 thousand per sqm, while Hazratganj is 76 thousand and Gomti Nagar is 77 thousand rupees per sqm.

  • The highest increase in residential areas took place in Jajmau Emerold Gulistan (73.91%).
  • The biggest jump in commercial areas was made by Swaroop Nagar (57.89%).

Prices changed after two months of churning

AIG Stamp Shyam Singh Bisen said that there was a churn on the new rate for about two months.

  • 26.75% in Sadar I
  • 34.27% in Sadar II
  • 34.99% in Sadar III
  • 31.66% in nervous
  • Ghatampur has been increased by 27.20%.

The maximum increase has been done in the nervous and the lowest in Bilhaur.

Big relief to flat buyers in Kanpur

Flat holders have been provided several facilities at the new circle rate.

  • Premium flat fee ended on the lines of Noida and Gurugram.
  • Now the rules like Lucknow will apply to facilities like club, gym, swimming pool.
  • 18% common facility fee in multi -storey flats has been removed.

Exemption will be available on farm house and dhaba

The new rates have been given relief on the purchase of farm houses, dhabas and many commercially used lands.

  • 15% discount on lands like hotels, lounges, nursing homes, clinics, petrol pumps.
  • 20% discount on warehouse, amusement park, dhaba land.

Discounts at shops in multi -storey buildings

  • 10% discount on basement shop
  • 10% discount on second and third floor shops
  • 15% discount on fourth and fifth floor
  • 20% discount on sixth floor and top shops

Rates of rural areas also increased

Not only the city, the prices of rural areas have also been increased.

  • Tilashari elderly, Tiwaripur Salempur and Maholi increased the most.
  • The price of agricultural land of Purva Nanakari and Panki Bhasinh reached Rs 3.50 crore per hectare.

Four months deferment to those who buy land

If someone has already bought old stamps, then he can register at the old rates till January 5.
