Under its new Jan Sadharan Awas Yojana 2025 (Phase 2), DDA is offering affordable flats starting at just ₹11.8 lakh, giving low and middle-income families a chance to own a home in the national capital.

About the Scheme

The Jan Sadharan Awas Yojana 2025 is primarily designed for the Economically Weaker Section (EWS) and Lower Income Group (LIG) categories. Its main goal is to provide budget-friendly homes to those who live and work in Delhi but can’t afford to buy property due to high market rates. This isn’t a luxury housing plan but a practical, need-based initiative to support families struggling with rent expenses.

Price Range and Flat Details

The biggest highlight of this DDA housing scheme is affordability.



  • EWS flats start at just ₹11.8 lakh,


  • LIG flats go up to around ₹32.7 lakh, depending on size and location.



Considering that even small apartments in Delhi-NCR often cost ₹40–90 lakh, this scheme offers a rare opportunity to own a home within a realistic budget.

Locations of Flats

Contrary to the perception that affordable housing means remote areas, these flats are available in well-connected parts of Delhi.



  • EWS flats: Narela, Rohini, Ramgarh Colony, and Shivaji Marg.


  • LIG flats: Rohini Sectors 34 & 35, and Ramgarh Colony near Jahangirpuri.



These locations are equipped with essential facilities and good connectivity to main city areas.

How and When to Apply

Bookings for Phase 2 of the DDA Jan Sadharan Awas Yojana 2025 will begin on November 7, 2025, at 12 noon.



  • The booking process will follow a first-come, first-served basis.


  • Interested buyers need to pay a booking amount of:



    • ₹1,00,000 for LIG flats


    • ₹50,000 for EWS flats
