Developers have called a brand new proposed town in the UK "a rural town woven from heritage and tailored for tomorrow".

Situated in one the UK's most beautiful and sought-after counties, popular with Premiership footballers and TV stars, the proposed new town promises to ease a major housing shortage in the area, particularly for young people and families who can be priced out of the county's more affluent market.

The developers have submitted a plan which details between 14,000 and 20,000 news homes, schools, a railway station, cycling and walking routes, and the opening of a Tudor stately home in the area and its gardens to the public.

The new town would be made up of 40% green spaces or water and a planning proposal has been submitted by landowner Belport.

The development promises to create new schools, shops and workspaces.

Situated within commuting distance to one of the UK's major cities, the new town would be surrounded by some beautiful British countryside.

The New Towns Taskforce, an independent advisory panel commissioned by the government has named the development in Adlington, Cheshire as one of 12 potential locations for new towns.

Adlington is close to the famous golden triangle of Cheshire, the affluent and exclusive area encompassing Wimslow, Alderley Edge and Prestbury, popular with celebrities and footballers and within easy commuting distance to Manchester.

The 12 potential new towns will all be subject to environmental assessments, with the government confirming the final chosen locations in the spring.

The Adlington proposal has been submitted by landowner Belport, which details plans for between 14,000 and 20,000 new homes in the area. They said a new community at Adlington would be "an opportunity to address housing pressure in the area".

In an update on its website, Belport confirmed that up to 40% of the housing would be affordable, including shared ownership, social rent and homes for key workers.

The scheme would also include revamping the village's railway station and local roads, as well as cycling and walking routes.

The developer said it was going to reopen up the Grade I-listed Adlington Hall and its gardens.

A spokesperson for Belport said: "Adlington is ideally placed for people working in Salford's MediaCity, Manchester city centre, Airport City, and for major regional employers like AstraZeneca and the NHS. The mainline train station has direct connections to Manchester, and Middlewood Way provides a 15-minute cycle to Macclesfield and the AstraZeneca campus, making Adlington a potential model for active and environmentally friendly travel."

Some local residents have raised concerns, with parish councils in the area saying they are "up in arms" about the plan, with their main issue being around the loss of green space.

However the developers insist: "An expanded Adlington will seek to meld with its environment. It is expected that over 40% of the site will be green or blue (water) space, ensuring this remains a green, welcoming place to live with opportunities to strengthen biodiversity, enhance established woodland and support habitat creation."

The proposed new town is under four miles from Woodford, in Stockport where a number of new homes have also recently been built. Locals say the plans will "basically join Stockport and Macclesfield into one big housing estate".

While local politicians have already warned that services could be left overtretched Belport say the project will include schools, and health centres to support the new homes.

However, the government has previously said no final decisions on locations would be made until assessments of all 12 proposed sites were completed and that "preferred locations could change as a result of the process".

"The government will be looking for assurance that any location can be effectively and efficiently delivered in partnership with local communities, has a clear economic purpose, and will support economic growth," it said.

Three sites - in Bedfordshire, London and Yorkshire - have already been highlighted as the "most promising" by the government.
